Design Services and Permits
Our work begins with a discussion of your ideas, needs and budget, to take “field” measurements and review site conditions for access and neighbor considerations. Soon after we will produce conceptual sketches for discussion purposes, then depending upon the complexity of the job will engage a well-known design, architectural or engineering firm to produce permit ready construction drawings.
During our first visit, we will take "field" measurements to develop conceptual drawings which,depending on the scope and complexity of the plan, may ultimately be referred to a qualified building designer or architect to produce construction drawings. Most construction projects require permits; permits usually involve some form of professional review. We will act as your agent throughthe permit process.
Codes and Our Philosophy:
We believe in building codes and building sciences. They not only help create the better project they protect structures and lives. Jeff Payne was a board member of the Oregon Building Codes commission from 1996 through 2008 and is an advocate of building codes.
Property Opinions & Consulting:
We perform consulting work, usually at no expense for the first visit. We can make condition or opinion reports that include observations of structures, mechanical systems, landscaping, neighborhood and potential compliance risks, however such findings and opinions are not based upon or to be deemed as a professional, structural, legal or environmental assessment but they will be based upon 33 years of real estate experience. |
